Every Londoner has their own special spot in the city that makes it theirs. East Sheen, a charming family orientated area, exudes a real community feel and offers a balance of city living together with the slower pace of country life. East Sheen sits between Richmond Park and the Thames providing the benefits of both rural and riverside settings as well as convenient access to Central London. Over the years, the area has become more and more popular as a property development site, offering a sound investment in an area that is only going to get better and better.

PVA Developments recently finished work on a project in Palmerston Road in East Sheen. The project was managed by Mindaugas Liumpa, an experienced structural engineer with a background in the intricate art of basement design and construction, especially intricate when dealing with areas such as Knightsbridge and Chelsea. Mindaugas has been at PVA for 3 and a half years and as project manager for this job, had full responsibility for the site, the client and the progress of the project

It was a great project to work on, East Sheen is a lovely area’ Mindaugas says ‘the house was an existing Victorian style property and the client wanted work carried out from top to bottom.’ The project involved a complete renovation, starting with the ground floor which included constructing an extension with very unique features. Crittall doors to open up into the garden and a box-based design for a bay window with the functionality to slide open – not something you see often. The glass box window was a challenge for Mindaugas and his team. ‘This was the tricky part’ he explains, ‘we had to order the glass 6 months before installation and the precision of measurement had to be absolutely accurate to construction work that hadn’t even been completed yet , it had to accurate to the very last millimetre.’

The team ran a complete refurbishment of the ground floor as well as installing a brand new toilet. One other very unique feature of this house was the electrics and wiring. ‘We implemented a Smart House system,’ Mindaugas says, ‘new wiring and electrics for the whole house that can be controlled from your mobile phone; the Lutron System. This regulated temperature, lighting and the alarm system. Modern day advances in household technology always surprise us, but not like this – When someone rings the door bell, you are able to see who it is and communicate through your mobile phone, whether you are at home or not! With a thermostat in every room, you can alter and adapt the temperatures across the whole house, from your mobile phone, as well as setting the lighting.’

With the ground floor finished, the team moved up the house, conducting a full refurbishment of the three bedrooms and the toilet on the 1st floor. The loft was pre-existing, but the client asked for this to be re-sized, so the team took the existing structure, changed the ceiling height, removed the chimneys and extended the space to provide a better and more efficient configuration for living. The final element of the project was the garden. Mindaugas and his team brought in cedar fencing for a really stunning effect and created unique flower beds from concrete, rendered and painted, to give a really unusual and original feel.

We loved working with the client, Lisa, and one final point I should make is about the neighbours,’ says Mindaugas ‘they were fantastic, with everything, from parking spaces, project time, foundation work and adhering to boundary lines, really great, understanding people.’

All in all, this was another successful project completed on time and on budget by PVA Developments, this time in East Sheen.
